Electrical Panel, breakers, wiring type, grounding/bonding, receptacles, GFCIs/AFCIs, and safety considerations.
Heating & Cooling In-suite HVAC units, heat pumps, fan coils, baseboard heaters, thermostats, and ventilation. Guidance on lifespan and typical maintenance cycles in Toronto condos.
Plumbing Supply lines, drains, shutoffs, fixtures, water pressure, and leaks. Condo plumbing issues can be expensive — knowing risk areas matters.
Appliances Built-in appliances tested for basic function: dishwasher, oven, cooktop, hood vent, washer/dryer.
Ventilation & Moisture Bathroom exhaust, kitchen ventilation, airflow, and signs of moisture intrusion or past water damage — one of the most common issues in condo buildings.
Balconies & Exteriors (where accessible) Doors, railings, finishes, and drainage. (Building structure and cladding remain the responsibility of the corporation.)
