Buyers are more informed than ever.
They research neighbourhoods. They compare mortgage products. They read reviews. And increasingly, they question how professionals in the transaction relate to one another.
One question that occasionally comes up:
“If my agent recommends this inspector… are they truly independent?”
It’s not an accusation. It’s a perception issue. And perception matters.
Recommending an Inspector Is Not a Conflict of Interest
Let’s be clear: Providing names of trusted inspectors is not automatically a conflict of interest.
In fact, most buyers appreciate guidance. They want to work with professionals who have proven themselves reliable, thorough, and reasonable.
A true conflict arises when there is:
An undisclosed financial relationship
A referral fee
Pressure to use one specific inspector
Steering language that removes choice
The issue isn’t the recommendation. It’s transparency.
Why This Matters for Agents
Even when there is no financial relationship, buyers can wonder:
“Will this inspector go easy to protect the deal?”
“Does my agent prefer someone who won’t cause problems?”
“Am I allowed to choose someone else?”
If those thoughts exist — even quietly — trust can erode.
The solution isn’t avoiding recommendations. It’s handling them professionally and clearly.
Simple Best Practices
Agents can protect themselves and their clients by:
Providing two or three inspector options
Clearly stating there are no referral fees or financial incentives
Encouraging independent research
Confirming the buyer is free to choose anyone
Documenting the client’s selection
These are small steps. But they remove ambiguity.
And when buyers feel empowered rather than steered, transactions tend to go more smoothly.
The Bottom Line
A strong inspection protects the buyer. Transparency protects the agent.
Handled properly, recommending an inspector strengthens your professionalism — it doesn’t weaken it.
That’s why I’ve created these two short checklists you can use or forward directly to clients.
